FORECLOSURE NOTICE
Default having been made in the payment of the indebtedness described in and secured by that certain mortgage executed by ALLEN L. THOMAS aka ALLEN THOMAS and JOYCE M. THOMAS aka JOYCE THOMAS, husband and wife, as Mortgagor(s) to Regions Bank, as Mortgagee, dated the 14th day of April, 2008, and recorded in Mortgage Book 2008, Page 20850 and further modified by instrument dated April 9, 2026 and recorded in Deed Book 2026, Page 4373, et seq. of the records in the Office of the Judge of Probate Court of St. Clair County, Alabama; said default continuing, notice is hereby given that the undersigned will, under and by virtue of the power of sale contained in said mortgage sell at public outcry for cash to the highest bidder during legal hours of sale, on the 29th day of May, 2026, in the city of Pell City, at the front door of the Court House of St. Clair County, Alabama, the following described real property situated in the County of St. Clair, State of Alabama, to-wit:
From the Southeast corner of Section 31, Township 16 South, Range 3 East, run North along the Section line 650.52 feet to the Point of Beginning of the property herein described: Thence run North 208.71 feet to a point on the south line of property conveyed to Allen Lane Thomas and Joyce M. Thomas by deed recorded in Deed Volume 0213, page 0068, thence run West 208. 71 feet to a point, thence run South 208. 71 feet to a point on the south line of the North Half of the Southeast Quarter of the Southeast Quarter, thence run East 208.71 feet to the Point of Beginning on the Section line, being a part of the North Half of the Southeast Quarter of the Southeast Quarter of Section 31, Township 16 South, Range 3 East, St. Clair County, Alabama, containing one ( 1) acre, more or less. All dimensions being more or less. Less and Except any portion of subject property lying within the right of way for Chula Vista Dr.
This property will be sold on an "as is, where is" basis, subject to any easements, encumbrances, reservations and exceptions reflected in the mortgage and/or those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto. Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances. Programs may also exist that help persons avoid or delay the foreclosure process. Said sale will be made for the purpose of paying said indebtedness and the expenses incident to this sale, including a reasonable attorney's fee, and the other purposes set out in said mortgage.
